According to a report by The Seattle Daily Journal of Commerce Kemper Development, developer and operator of Bellevue Square, Bellevue Place and Lincoln Square, has a plan to build two 14-story residential towers and nearly 250,000 square feet of retail on the southeast corner of Bellevue Square.

According to the report, Kemper Development has begun a conversation with city of Bellevue administrators regarding the plan. The publication reported that City Urban Design Planning Manager Liz Stead disclosed to the Journal, that Kemper officials had a meeting with the city last month to discuss the project.

The planned residential buildings would be constructed over a three-story elevated platform and would house 168 units per building. It says in addition to the commercial space, there would be a 55,000-square-foot “common area” and 1,820 subterranean parking spaces.

This development would introduce the first housing to be offered at Bellevue Square.

Recently, we published that Kemper Development purchased the subject property from the retiring owner of the Oriental Rug Company.

Kemper Development is simultaneously planning an $850 million expansion of The Bellevue Collection at what has traditionally been referenced to as Lincoln Square 2, a mixed-use complex. The design calls for a 120-room hotel, a residential high-rise with 200 units, 545,000 square feet of office space and 392,000 square feet of retail space.

  3. Great news. I always felt they should build housing there. So much land with bigger development potential. Now they can add more customers right upstairs, and put more people downtown where they can walk to work, shopping entertainment, etc. All good news. Hope they actually go through with it.

  4. With a 14 story building the Westin hotel residents will lose their west facing view, though, current Lincoln square residents view would be maintained. Well done!

  5. In response to above, the Lincoln Square condos start at the 15th floor I believe so these new towers shouldn’t hurt the residents’ views. Besides, when you purchase a home in a developing neighborhood you should know that no views are protected. I actually think a dense skyline is part of the beauty of the view.

  7. @Sam, @Mitchell : Yeah, the two towers part of the LS 2 expansion will be over 40 stories tall and immediately to the south definitely blocking the view to the south, but still maintaining lake views to the west.

    From what I recall about the placements of the two new towers, the gap between the two should still leave Mt.Rainier visible from the condos atop Westin. But the Avalon apartments further north will likely lose any Mt. Rainier views.

  8. @DarthVaderLives if you are referring to the plans to add retail space over the west parking garage, I believe they have been shelved. Shutting down of the Your Local Market and acquisition of the corner rug store lot may have accelerated the timeline to go with the original (above) plans.

  11. Has anybody heard the rumor that the Crossroads area is going to be developed into a second downtown city with a skyline and all? A Microsoft guy just told me this.

  12. @squarepetcare : I highly doubt it. The Spring District in the Bel-Red corridor has been given the green light with construction starting soon and the entire project is phased for completion in the next 10-20 years!! The whole planning and rezoning process itself took many years to get to this point.

    With no mention of the Crossroads redevelopment so far from the City and considering that the light rail is not going towards Crossroads, I would recommend not to invest in real estate there 🙂

  13. @Mitchell, I was hoping that SRM would revise their boring design and build something cool in that prime location. Unfortunately, looks like we will be seeing another Avalon atop Safeway style of cheap construction 🙁

  15. Amen EnatiaMan! SRM – How about some interesting design for the only interesting part of Bellevue. You can do better than this!
