  2. Why do you say that?

    If you moved into one of these townhomes to make a quick buck then you made the wrong investment. However, if you bought with the intent of having a nice place to live while enjoying being in the middle of Downtown Bellevue, then you should have no problem with that.

  3. I won’t feel great if I bought one of those either, simply because last time I checked, they were sold at $1+ million.

    It’s nice to have a personal elevator but I still won’t pay 1 million to live beside NE 10th St, which is going to be a main artery for SR520 ramp.

  4. The city really screwed 10th be allowing it to be an on ramp to 520. Currently it would be a perfect street to switch to on street parking with a bike lane, instead it will be clogged with thousands of cars heading to Seattle at all times of the day.

    Bellevue really needs to adjust it’s priorities, everytime I stand for 1.5 mins at a stoplight DT at 10pm with no cars coming I am reminded of that. I would jaywalk but crossing 5 to 7 lanes is not a great idea, and the police give tickets for it.

  5. justin: I’m curious which part of town are you in? I’m on 12th street and I never have this problem. Hit the button to cross and unless you are at the bellevue way intersection it takes < 20 seconds

    making 10th an on-ramp could be a disaster. why do we need a major bridge/onramp every 2 blocks?

  6. If you decide to lease or buy at Washington Square make sure you have all of their offers put in writing in your lease/purchase agreement. Make sure you know where your parking is, where your storage is, and most of all, how they are responsiblie to the maintenance, repair inside your unit and their timeline to get back to you. The facility manager is a total pain to deal with.

    that asking prices on these condos were ridiculous / peak bubble. Boosters rushed in to the comments defending the price.

    Interesting too that justin mentions 10th, which I noticed he did last summer.

    These rents are high, and there is a lot of inventory at that price with the Bravern etc. These rents should come down and if you use a long run price/rent ratio of 16 it puts their selling price around the ~750K mark.

    Again with the foreclosure mess and the economy (especially if the GOP takes control of congress) it is still to early to be buying high end condos in Bellevue.

    Not sure why would you bring politics to here, let’s keep this forum a nice place for all Bellevue residents to chat about Bellevue only.

    And I think you are wrong about the rental price. The market will probably support that price (probably with a one-off discount from Washington Square), due to the fact that demand is strong because everyone is preferring to rent than to buy nowadays.

    If you look around, all the new luxury rentals are doing fine, which is a stunning affirmation of Bellevue downtown’s attractiveness.

  9. My point was economics, not necessarily politics. The GOP have gone on record that they have no intention to work with Obama over the next two years. That means no additional stimulus, and likely a long period of mediocre job growth. We will be bumping along the bottom for a long time.

  10. KD – I live on the south end of DT park.

    I asked the city why the lights are so long, they said that 8th and B-Way are not shortened from peds wanting to cross, but most of the other streets are. They said they couldn’t change it under the current system to allow shorter crossing off peak.

    Our glorious leaders feel we need as many off / on ramps as we can get, and are spending millions to get 4th and 2nd to cross 405 to 120th.

    Johnydoe I mention 10th being an onramp often as I am pretty upset about it…

  11. The reason why these units have not been selling is not only because of the economy but also because of the amount of street noise that they receive due to their location. I’ve known residents who lived in a townhouse there and had to move to a condo in one of the towers simply because the noise from cars, pedestrians, etc. was too loud both during the day and at night.

  12. agreed. I was seriously considering purchasing a townhome at Washington Sq (instead ended up in 1200 Bellevue Way townhomes). There were several things about the units that were just odd. The floorplans resulted in strangely shaped or small rooms, floor to ceiling windows facing a busy street mean privacy problems and noise, the “yard” is adjacent to the main sidewalk (zero privacy for family gatherings or just wanting to sit on the porch in peace), the finishes were an unusual mix of modern/contemporary, and of course the price. The 1200 Bellevue Way units have some of the same problems but overall were closer to what I wanted out of a townhome.

  13. I know a family that lives in the townhomes and they love it. They actually commented on how quiet their home is.

  14. I think they only have one townhome occupied, the one farthest from the street, that might be the reason why it is quiet. The problem with leasing units that are for sale (such as these townhomes and condo units at Washington Sq) is that the contracts have a clause saying that the leases will be terminated in, say, 30 days if the units are sold, and people should vacate the units almost immediately. The landlord will usually offer to move the tenants to “similar” units but will only cover moving costs up to $500, that is usually not enough to cover movers, service changes, paint, etc. In summary, NOT a good deal.

  15. I’ve toured there before just for fun to see what the units look like. They are very nice and it looks like there are people living in quite a few townhomes. Whether these are renters or buyers I have no idea. I don’t think it’s a problem to lease at a place like Washington Square but people need to be aware that these aren’t apartments they are condos. The leasing agents made it clear to me that all units are for sale and there is a possibility that the unit you rent will sell. People shouldn’t rent there unless they are serious about buying a unit. If someone wants to lease go to the Bravern.
