Located at 100 112th Avenue Northeast, Belle Vista, a four-tower office development in Bellevue, recently received Master Development Plan approval. This will be completed in two phases, with two towers being built in each phase.
The project, which totals over 200,000 square feet of space, will be built on the site that was previously three buildings; Sheraton Hotel, Bellevue Grill, and Azteca. Each tower will be just over 220 feet tall.
Phase 1 includes two fourteen-story office towers on the southern side of the development, 112th Avenue Southeast and Main Street). Each will feature four levels of below-grade parking, as well as outdoor plaza space, an a through block pedestrian connection. The Phase 1 site area is approximately 116,612 square feet, which is just over two and a half acres.
Phase 2 will follow construction of Phase 1, and will include two twelve-story office towers on the northern side of the development (112th Avenue Northeast and Northeast 2nd Street). There will be four levels of below-grade parking to connect to the Phase 1 below grade garage, and outdoor plaza space. The Phase 2 site is approximately 96,562 square feet, which is 2.21 acres.
There will be three outdoor plaza spaces, with two of them being built in the first phase. The first outdoor plaza space will be located at the gateway intersection of Main Street and 112th Avenue Northeast, the second will be located at the heart of the site, which will connect to the future Phase 2 open space, and the third space will be located at the gateway intersection of 112th Avenue Northeast and Northeast 2nd Street. All three will include seating, landscaping, and lighting, as well as artwork.
According to public records, Tishman Speyer acquired the property from PMF Investments in early 2021 for $152.5 million.
