Bellevue Approves 4-Building Townhome Project with Play Space

A new townhouse development known as Soma Bel-Red Townhomes has received Land Use Design Review approval for a project at 12505 NE Bellevue-Redmond Road in Bellevue’s Bel-Red neighborhood.

The proposal calls for the demolition of an existing two-story business park and the construction of 19 townhome units across four separate buildings. The site is approximately 50,012 square feet, or about 1.15 acres, and is currently occupied by an office building and surface parking.

The new development will include 38 on-site parking spaces, pedestrian improvements, and shared community amenities, including a multi-family play area.

Each of the four townhome buildings is planned to be four stories tall and will include rooftop decks for residents. The ground floors will primarily consist of garages, entryways, and access to private outdoor yards. The upper floors will be dedicated to residential living space.

The project is located within the Bel-Red Office/Residential Transition area, a district designed to gradually shift land use from higher-intensity commercial and industrial development north of Bel-Red Road to lower-density residential neighborhoods to the south.

According to planning documents, the intent of this district is to support a mix of low-rise office and residential buildings, near the Spring District.

The site is surrounded by a combination of retail, commercial, manufacturing, and multi-family residential properties. It is also located about a 16-minute walk from a light rail station and approximately a six-minute drive from an I-405 freeway ramp.

As part of the approval process, the project was reduced from an earlier proposal of 21 units to 19 units to meet development standards.

The development plan also includes a 1,354-square-foot multi-family play area located behind Building 2. The space will include lawn areas, plantings, picnic seating, walkways, and small play equipment.

Design work on the project is being led by Latticeworks Architecture and Core Design. Construction is currently planned to begin in summer 2026, with building phases expected to start in late fall 2026.
