Abella in Downtown Bellevue.
78 condominium homes over a retail podium at 300 110th Ave NE — a six-story 2001 mid-rise next to Bellevue City Hall and the Seattle Marriott, with Nibbana Thai and First Citizens Bank at street level.
Abella is the six-story condominium building at 300 110th Ave NE, on the corner of NE 3rd Place in the civic and office end of downtown Bellevue. Completed in 2001, it holds 83 condominium units: 78 residences in one-, two- and three-bedroom plans stacked over a podium of five commercial condos. The neighbors are the point. Bellevue City Hall, the Puget Sound Energy building, City Center Plaza and Skyline Tower are all within a block, and the Seattle Marriott Bellevue is immediately south at 200 110th Ave NE, which makes visiting family easy to house. The street level is a working retail strip rather than a lobby showpiece: Nibbana Thai Restaurant in suite 104, First Citizens Bank in suite 103 and a Subway in unit B1-03, all open in 2026.
DBN’s archive on Abella is short, and that is itself a description of the building: no record sales, no defect litigation, no redevelopment fights — a mid-rise that has quietly turned over a handful of resales a year since it opened. The one story worth telling is Nibbana’s. The Thai restaurant lost its old home on 108th Ave NE when Vulcan bought that block in 2017 and demolished it in February 2020 for a 45-story office tower; it reopened in Abella’s ground floor that November, and it is still there. Brokers describe the homes plainly: gas fireplaces, granite counters, in-unit laundry, trash chutes, air conditioning, and a secured underground garage with storage and bike rooms. Resale listings have shown one- and two-bedroom plans from the high 800s to just under 1,000 square feet.
Against the glass towers a few blocks west — Bellevue Towers on 106th, One Lincoln Tower at the Collection — Abella is the practical choice: a walk-to-work address for City Hall and the 110th Avenue office corridor, priced as a mid-rise rather than a high-rise. See how it compares in our guide to every downtown Bellevue condo building.

Nibbana Thai Restaurant in Bellevue Reopens at New Location

Getting Around & Living Here
Abella sits in the office end of downtown, so the practical notes are about weekday traffic and where a visitor parks.
Getting There & Parking
- Drive: Residents park in the secured underground garage beneath the building. Visitors and showings use street parking on 110th Ave NE and NE 3rd Place.
- Light rail: 2 Line to Bellevue Downtown Station, then a short walk south along 110th Ave NE past City Hall — see our light rail guide
- On foot: Bellevue City Hall and the 110th Avenue office towers are next door and the Seattle Marriott Bellevue is the building to the south; Seastar and El Gaucho are two blocks west on 108th Ave NE; Old Main’s restaurants are a longer walk south and west along Main Street.
What It’s Like
This is the civic and office end of downtown: the streets around City Hall are busiest on weekday mornings and evenings and quieter on weekends, and the Marriott next door brings hotel traffic rather than nightlife. Homes here are for people who work in the 110th Avenue towers or want the light-rail station within walking distance, and for buyers who would rather have a six-story building’s scale than a tower’s. Brokers describe the building as pet-friendly with no rental cap, which is why some homes here are leased; confirm both with the association before you count on either.
What’s Nearby
The neighbors do the entertaining: Seattle Marriott Bellevue is next door for out-of-town guests, Seastar is two blocks west on 108th, or El Gaucho is two blocks northwest at 450 108th Ave NE.
Good to Know
There is no owners-association website; a Facebook page called The Abella exists, but DBN could not confirm who runs it, so listings and your agent are the source for dues, rental rules and pet policy. The unit count differs between sources (83 vs 78): 83 is the total number of condominium units including the five commercial condos, 78 the residences. The developer and architect are not on public record. DBN verified Nibbana, First Citizens Bank and Subway as the street-level tenants in 2026; confirm the rest of the podium on a visit.
