Bellevue Towers

Bellevue Towers is the biggest condominium project in downtown Bellevue and, at 450 feet, home to the tallest all-residential building in the city: two glass towers of 42 and 43 stories on the 2.43-acre block at NE 4th Street and 106th Avenue NE, with 539 homes, eight levels of parking underground and 17,000 square feet of retail at the base. The North Tower is addressed 500 106th Ave NE, the South Tower 10700 NE 4th St. Portland developer Gerding Edlen built it between 2006 and 2009 for about $436 million, with MulvannyG2 (now MG2) and GBD Architects designing and Hoffman Construction building; it earned LEED Gold, at the time the largest LEED Gold residential development in the Pacific Northwest. Lincoln Square South and the W Bellevue are directly across 106th, Downtown Park is two blocks south-west and Bellevue Downtown Station is about three blocks east.

The towers opened into the worst condo market in a generation. In January 2011, with only 118 sales closed and a $275 million construction loan from 2007 matured, Gerding Edlen turned the unsold homes over to a Morgan Stanley-led lender group, which cut prices to move them; by January 2013 the building was 85 percent sold. What followed was the opposite story. A 6,398-square-foot North Tower penthouse sold for $11.95 million in February 2018, then the downtown record; a 43rd-floor full-floor penthouse bought for $4.5 million in 2013 was listed at $17.98 million in 2021; a sub-penthouse set its own record at $4.9 million in 2022. And in August 2024 the association finished installing 312 EV charging stations across seven garage levels, which DBN reported as the largest residential EV installation on the West Coast.

Against One Lincoln Tower’s hotel services and One88’s smaller, newer floor plates, Bellevue Towers is the choice for scale — 539 homes, a spa-and-fitness floor, a garden between the towers and the penthouses that set the downtown price records. See how it compares in our guide to every downtown Bellevue condo building.

“The building that took the recession on the chin in 2011 and has been setting downtown price records since 2018.” — DBN Editors

Getting Around & Living Here

The towers sit at the busiest corner of the 106th corridor, so getting around is the easy part; the notes below are for visitors and house-hunters.

Getting There & Parking

  • Drive: Residents park in the eight-level garage under the towers; stalls are deeded per home, penthouses with up to three, and 312 EV chargers were added across seven levels in 2024. Visitors and showings should check in with the concierge, or use the public Lincoln Square South garage across 106th.
  • Light rail: 2 Line to Bellevue Downtown Station, then about three blocks west along NE 6th or NE 4th to 106th, roughly a 10-minute walk — see our light rail guide
  • On foot: Lincoln Square South, the W and Ascend are across 106th, with Bellevue Square a block beyond; Downtown Park is two blocks south-west; El Gaucho and the 108th Ave NE restaurants are two blocks east.

What It’s Like

This is the center of the action: NE 4th and 106th carry the Lincoln Square South and W Bellevue traffic, and the retail bays at the base have turned over repeatedly since 2020, so the lower floors live with the street. The height is what people buy — the South Tower is the tallest all-residential building in the city, so the upper floors clear the neighbors on every side — and two separate towers around a shared garden make the complex feel smaller than 539 homes suggests. It suits buyers who want a full-service tower with a deep amenity floor, an EV charger at their stall and the Collection across the street, and who will trade quiet for it.

What’s Nearby

Cross 106th and you are in Lincoln Square South: Ascend Prime Steak & Sushi is across 106th at 10400 NE 4th, W Bellevue is the hotel across the street for visiting family, or El Gaucho is two blocks east on 108th.

Good to Know

bellevuetowers.com is the site of Jason Foss, the broker who sponsors this page, not the owners association; there is no public HOA website, so listings and your agent are the source for dues, rental rules and pet policy. Unit counts differ by source — 539 here, following the architects and DBN’s 2026 coverage; the old DBN page said 541. The retail base has churned: the former Purple Cafe space has been vacant since March 2020, Walgreens dropped its lease plan in June 2024, and the other bays have turned over several times, so check what is open before counting on it.
