Hyatt Regency Bellevue — officially Hyatt Regency Bellevue on Seattle’s Eastside — is the hotel most people picture when they picture staying downtown. It anchors Bellevue Place, the Kemper Development mixed-use block at NE 8th Street and Bellevue Way, with a 21-story office tower beside it and Daniel’s Broiler on that tower’s top floor. Its 732 rooms and 39 suites make it, by the hotel’s own count, the largest hotel in downtown Bellevue, and its sky bridges run from the second floor of the Wintergarden atrium into Lincoln Square and Bellevue Square, so a guest can shop, eat, catch a movie and get back to bed without stepping outside. The hotel describes itself as an upscale downtown hotel and conference center, and both halves are true: the meeting floors run past 70,000 square feet, and the ballrooms are where Bellevue Fashion Week has staged runway shows and Wintergrass has filled the halls with fiddles.

The hotel opened in March 1989, and DBN’s archive picks up in June 2007 when Kemper broke ground on the 20-story Olympic Tower, then follows the expansion to its July 2009 finish: 351 more rooms, the Grand and Evergreen ballrooms, a two-story Koa wood wall and Ambar stone staircase in the Wintergarden. Since then the coverage has been the life of the building: Koral Bar & Kitchen opening in 2012 and giving way to 13 Coins in 2014, Eques breakfasts, KidsQuest gingerbread workshops, Bellevue Collection stay-and-shop packages, and this summer’s Ride Bellevue bike program. Owner Kemper Development builds, owns and operates the whole Collection, which is why the hotel, the mall and the garages feel like one system.

Against its neighbors it is the volume play: bigger and more conference-minded than The Westin across the bridge, less boutique than the W, less hushed than the InterContinental across Bellevue Way. Where each fits is laid out in our guide to downtown Bellevue hotels.

“The biggest hotel downtown, and the one that is literally attached to everything else.” — DBN Editors

Logistics

Getting There & When to Go

Bellevue Place sits at the busiest corner of the Collection, and the hotel garage is the easy way in.

Getting There & Parking

  • Drive: The hotel offers valet and self-parking, both for a fee, and self-parking is complimentary on Friday and Saturday nights. Level 2 EV chargers are on the P1 level of the garage. Event attendees can have a few hours of self-parking validated; ask at the event desk. Bellevue Square’s free garages are across Bellevue Way by sky bridge if you are only visiting.
  • Light rail: 2 Line to Bellevue Downtown Station, then a roughly 15-minute walk west along NE 8th to Bellevue Way — see our light rail guide
  • On foot: From Lincoln Square or Bellevue Square, take the sky bridges into Bellevue Place and follow the second floor of the Wintergarden atrium to the hotel. From the street, the entrance courtyard is off Bellevue Way at NE 8th.

Best Times to Go

Conference weeks fill the towers and the lobby; if you want a quiet stay, avoid the big convention and Fashion Week weekends. Friday and Saturday nights bring the shopping crowd and the free self-parking, and December is the peak, when Snowflake Lane runs down Bellevue Way steps away and holiday packages go early. Ordinary midweek stays outside conference season are the calm window.

What’s Nearby

You never have to leave the building: dinner at 13 Coins on the lobby level of Bellevue Place, JOEY Bellevue across from the main lobby entrance, or Daniel’s Broiler on the 21st floor of the office tower for the steak-and-skyline night.

Good to Know

As of August 2026: the hotel is refreshing the guest rooms in its Olympic Tower through March 2027, with work in select areas; ask when you book if construction noise matters to you. Dogs are welcome for a fee (up to two, with weight limits). The Market grab-and-go is open around the clock, there is no spa on site, and there is no airport shuttle. Digital key, smart TVs and minifridges are standard.
