Bravern - Model N807-L

With all the hype during the last year about The Shops at The Bravern, many have forgotten about The Bravern Residences. Occupancy for a portion of the condos within One Bravern Court North Tower could come as early as March 2010.

The Bravern Residences now have their model homes available to tour.  When touring the homes, in addition to the high quality finishes that you would expect from a luxury property such as The Bravern, there were several convenient amenities we found such as all “City Homes” and “Condo Estates” coming standard with a shade system for the windows (a feature that can sometimes be underestimated by homeowners upon move-in).  We found the floor plans very unique and spacious (see floor plans here). Walking through the hallways also felt spacious and almost hotel-like.  All the amenity spaces are not yet finished, but the model homes will give you a great feel for what it would be like living at The Bravern.

The model homes are on the 8th floor of the North Tower and are outfitted with furniture from Masin’s at The Bravern.  Prices start within the mid $500’s and reach over $5 Million.  Tours are available Monday – Saturday, from 10am – 6pm, and Sunday, from 12pm – 6pm. 1. Does anyone know how many units, if any, have been pre-sold? True to Beelvue form; they look very nice, but the prices of pre-2007 seem to still be in place.

  2. They have been publicly stating that they have 25% pre-sold. In comparison Bellevue Towers had 40% pre-sold and is running at about 15% sold now.

  3. Michael,

Let me correct you if I may. They are publicly stating 33% pre-sold. As many of us know, the ability to get financing to actually close may be a different story. Loan products are much different now then in 2007.

I would expect better sales when they “commit” publicly to price reduction. I toured all the models last week and will be posting shortly on my condo blog.

    cheers,

    Jeff

  4. To be honest, I’m not too impressed. I’ve seen luxury condos in San francisco and I remember the difference in quality from a “luxury” high end condo to a normal residential condo, and these look very similar to those seen at WA Square or BTowers

  5. I had a chance to tour these last month, and I was blown away. The quality is really high – not out of reach, though. I liked every material they chose, every fixture, etc. They’ve taken the approach to use lots of natural materials, but rendered them in a very elegant way that manages to stay warm. But what I like the most was how the spaces felt spacious, even with a small square footage. I could really see myself living there – and that’s coming out of a 4,000 sf, 5-bedroom home! If I could move today, I would! They did a really nice job.

  6. Steve you do know that WA Square and BTowers are luxury units as well right? It’s sounding like what you prefer has nothing to do with cost, just preference.

I like the Bravern’s design but being that close to 405 is a non starter for me, I’ll stick to Old Main

  7. Goodness, I toured one of the model homes recently. Definitely a plus in my book only because I live to shop at the Bravern. You’ll see me there everyday.. Never left empty handed either. 🙂
