Vulcan Real Estate’s West Main project in downtown Bellevue is now complete. The three-tower, 1,030,000-square-foot office and retail development is located at 117 106th Avenue Northeast.

The three buildings are organized around a common podium and thru-block. The north and south towers are each 17 stories, as well as a central 16-story tower. The podium features approximately 34,000 square feet of retail space.

West Main provides a smooth transition from downtown Bellevue’s retail hub to the suburban charm of the old town area, all at street level, thanks to the expert landscape design by the acclaimed firm GGN.

Throughout the area, visitors can admire art installations crafted by local Pacific Northwest artists, blending with the architectural elements in both their materials and shapes. This development prioritizes accessibility, fosters a pedestrian-friendly environment, and aims for LEED Gold certification.

West Main’s half-block campus is purposefully crafted with spacing between its towers, ensuring views of the skyline and optimal solar exposure. Both employees and visitors also enjoy convenient access to multiple freeways and public transportation choices, including the Bellevue Transit Center and two recently constructed light rail stations.

The development was designed by Graphite Design Group and Compton Design Office.

Fully leased by tech giant, Amazon, their expansion into Bellevue includes West Main. Employees recently moved into the first tower, named “Dynamo”.

The retail space is occupied by some of the world’s largest names in hospitality including La Mar Cebucheria Peruana, only the third location in the U.S. It is expected to open in summer 2024. The restaurant space will be 10,000 square feet with both indoor and outdoor seating and lounge space. There will also be a terrace, a ceviche bar, and an open kitchen concept. La Mar will have a seafood display and Peruvian artwork from local artists.
