QFC Bellevue and Bartell Drugs

Pinnacle International Development has submitted a design review application for the Pinnacle Bellevue South project, located at 10116 NE 8th Street and 10112 NE 10th Street in Bellevue. This mixed-use residential development will consist of eight buildings ranging from 14 to 26 stories, made up of approximately 1,675,346 square feet of residential area and 88,267 square feet of retail space. 

The project is set to provide a total of 2,114 residential units, with 2,012 designated as market-rate and 102 as affordable housing for low-income residents earning at or below 80% of the Area Median Income (AMI). The development will also include 2,223 parking stalls, with parking provided at the ground level and across three below-grade levels. 

The existing QFC grocery store and Bartell Drugs on the site will be demolished to make way for this new development. Pinnacle reportedly paid $145 million for the two properties. 

The project site spans 265,200 square feet and is located at the intersection of NE 8th Street and 102nd Avenue NE in the Northwest Village District, a central area in downtown Bellevue. The design concept aims to enhance community connections between the single-family housing area and the downtown core, supporting both residential and commercial activities, according to city permits.

A Master Development Plan is currently under review to support the design review request. If approved, construction is expected to begin around 2027, with anticipated occupancy by 2030. The development will feature a resident-only amenity space in Building 5, comprising 13,122 square feet for fitness, recreation, and lounge activities. The project’s gross square footage is projected to total 2,118,448 square feet, including structured parking of 725,207 square feet.

Pinnacle International Development, based in Canada, is known for its work in condominium buildings, hotels, and commercial spaces. The Pinnacle Bellevue South project is expected to serve as an important addition to Bellevue’s urban landscape, promoting community integration and commercial vibrancy.

  2. Sad. This QFC location is my primary grocery store. The Bartell’s is where I get my prescription filled.

  4. They aren’t killing the QFC. They’re building one part opening the QFC then knocking down the QFC to build the other part. QFC will remain in this location. This is actually great for the revival of the area, the buildings behind QFC are dumpsters.

  5. We need a replacement drug store and full service grocery store incorporated into these designs!

  6. It’s becoming more difficult to stay in Bellevue with the constant construction. I know there’s a lot of goodness that comes with it (jobs, growth, etc.) but it’s a LOT.

    I have been a Bellevue inhabitant since 1962…mostly in Lake Hills, Crossroads area. Yet…I worked in this specifically named area for approximately 10 years, also my older sister for even longer…it is a mixed bag of feelings as I write this, yet I also understand real estate market values and progress of such. Since downtown Bellevue has grown exponentially in the last 20 years, why not this area? It is a given. I say good luck and good riddance to the days of “old Bellevue”…for it remains no more.

  8. Reminiscent of Chinese ghost cities. Soulless architecture, cheap-looking identical towers. Surely Bellevue is growing too quickly to rubber stamp this kind of development.

    Why not hv everything right here instead of driving over to the slum drug fest Seattle
    Iv been here for 15 years & love the progression the leaders here are moving forward with the boom of Bellevue. Love the vibe & little hustle, low crime, able to jog walk down the street without getting robbed or stabbed!!

  14. This is not good for neighbors and community. Because north of 8th Avenue, keep the beautiful Bellevue , so build low rise apartments & mixed use like a Redmond. Looks like the beautiful Bellevue turns to ghost bldg town. Do not think just builder’s business mind.

  15. Bellevue planning is slowing destroying the character of the community. High rises across the street from old residential neighborhoods, traffic already horrible. No thought at all. No real look to the future at all.

  16. Will the Bartell Drug Store still be in this location? This is where I drive 50 miles from where I live to get my Prescriptions and have done so for 47 yrs.

  17. Some of homes in Viewcrest will lose their view. Moved to Bellevue 1955, when this location was a horse pasture with horses in it. Go Bellevue!

  18. Lived here and shopped at that Bartell’s (note old spelling) for about 30 years. First time I noticed that clock. Amazing lack of situational awareness. Hahhah!

    2,000+ more residences, wow! They’re going to have to make that NE 8th & Bellevue Way pedestrian crossing into an all-ways at once, or turning cars will be jammed.

  19. Very disappointing. The 8th cannot take more traffics. Look at the road, see how long would it take to cross downtown, 20+ freaking minutes!!! Look how many more accidents happened after those high rises were built. Look at the facilities, not enough parks. Not enough school space. Bellevue closed two elementary schools last year. BSD schools are over saturated. No good resource, no good teacher. School parking is a mess. WHAT ARE YOU EVEN THINKING?!! Keep doing this will drive people away. Just like Seattle.

  20. I am aware that QFC is set to close if the Kroger, Albertson merger goes through and it will with The Donald in charge. But, with the high density housing planned for downtown Bellevue, we need brick and mortar grocery stores and drug stores. The real estate is too expensive for new construction. We are going to have a ghost town of holes in the ground with no food options except already very expensive restaurants. Many will order delivery but there are many who cannot. Now delivery is very unreliable and stressful given high rise gated housing with difficult security for non English speaking couriers. Plan for a friendly community with opportunities to interact in the broader City rather than just within our gated shelters.

    Agreed Barbara! Those single family neighborhoods should’ve been upzoned long ago. Then we would have more mid rise to low rise buildings. Now we play catch up.

  22. CAN’T resist the moneys! Who benefits of the plans? Ask, if Bellevue residents and businesses that have been a long time in Bellevue say the city current and recent plans making better living for them and appreciate ?

  23. People, it will be a metropolitan city with all the amenities. I love the fact that there will parking. Ballard is developing residential four story buildings with no parking. Microsoft and Amazon employees will be the main residents. New transportation trains will make the area more appealing.
