Block 15 in the Spring District

Block 15, an 11-story office building in Bellevue’s Spring District, is seeking Design Review approval from the City of Bellevue. Located at the corner of NE Spring Boulevard and 124th Avenue NE, the building is part of the larger Spring District Master Development Plan (MDP).

The building will provide approximately 317,458 gross square feet of office space across 11 floors, along with 5,000 square feet of retail space on the ground level. Broderick Group is marketing 339,200 square feet of available space for lease. The building will also include 579 below-grade parking stalls, as well as bike storage and locker room facilities.

Floor plans for the available office space are accessible for each floor. Floors 4 through 11 each offer 29,900 square feet, while floor 3 provides 38,400 square feet, and floor 2 offers 44,500 square feet. The ground floor (floor 1) has 17,100 square feet, which can accommodate retail or other commercial uses. Leasing efforts are being managed by Broderick Group brokers Grant Yerke and Matt Schreck.

Designed to blend with its surroundings, Block 15 features a modern glass and brick podium that complements the neighboring Global Innovation Exchange (GIX) building to the southwest. The design includes exterior decks on floors 5, 7, 9, and 11, which will enliven public spaces and offer views of the broader Spring District. Accessible west-facing balconies and green spaces on levels 2, 3, 5, 7, 9, and 11 will further enhance the pedestrian experience.

The development also includes public parks, terrace spaces, and retail amenities, contributing to a vibrant, walkable environment for both workers and visitors. Located near transportation options, the building offers direct access to Sound Transit’s East Link Light Rail, connecting the Spring District to key regional destinations.

Since Wright Runstad & Company purchased the site in 2007, the Spring District has experienced rapid growth, with a variety of commercial, residential, and retail developments focused on connectivity and sustainability.

Meta, one of the district’s largest tenants, recently expanded its footprint by taking possession of Block 13, its sixth and final building in the area. With 1.8 million square feet of office space in the Spring District, Meta now occupies 50% of the district’s office real estate.

The Block 15 office building is slated for completion in 2026.
