Arras is the three-building, 279-home apartment community at 12282 NE 12th Lane in Bellevue’s Spring District — east of I-405 and outside the downtown core, on the 36-acre former industrial site that Wright Runstad turned into a light-rail neighborhood. The buildings ring a landscaped courtyard, the amenity floor sits on top, and Spring District Station on the 2 Line is a couple of blocks west on 120th Ave NE, two stops from Bellevue Downtown Station. Greystar manages the community as of September 2026.

DBN’s archive holds the back story under other names. In April 2013 we reported that Wright Runstad and Shorenstein had chosen Security Properties to start the Spring District’s housing, buying a 2.5-acre parcel with an option on the next one; the first phase opened as Sparc in May 2017, and our story that day noted phase II already rising next door — three buildings, 279 units and two ground-floor commercial spaces. That phase is Arras. HAL Real Estate, Security Properties’ partner, dates construction from October 2016 to completion in February 2019, with Mithun as architect; the partners sold the property to Lakevision Capital in February 2022. The station Arras was built around opened with the 2 Line in April 2024.

It suits a renter who wants a newer mid-rise with a real garage and a train stop instead of a downtown tower — and who is fine being a short ride, not a walk, from Bellevue Square. For the buildings inside the core, see our apartments hub.

Getting Around & Living Here

This is a Spring District address, so the logistics are the train and I-405 rather than the downtown grid.

Getting There & Parking

  • Drive: Residents park in the building’s garage — two levels below the courtyard, with assigned stalls for a fee and EV charging stations; the site does not publish guest-parking rules, so ask when you tour. By car, reach the 122nd block of NE 12th Lane from NE 12th Street via 120th or 124th Ave NE, just east of I-405.
  • Light rail: 2 Line to Bellevue Downtown Station, then two more stops east to Spring District Station, the building’s own stop: exit to 120th Ave NE and walk east along NE 12th to the 122nd block — see our light rail guide
  • On foot: The Spring District’s plaza, offices and restaurants are a few blocks west around 120th Ave NE; downtown Bellevue is across I-405 and best reached by train.

What It’s Like

This is the quieter, eastern edge of the Spring District: office workers by day, tech commuters on the platform at rush hour, and a residential hush at night once the plaza empties. Traffic noise comes from I-405 and SR 520, not from nightlife. It suits someone who commutes by 2 Line to Seattle, Redmond or downtown Bellevue, or who walks to the Meta and GIX offices the leasing site lists as neighbors, and who wants a mid-rise courtyard building rather than a tower.

What’s Nearby

Downtown is two stops west on the 2 Line, which makes dinner easy: try Din Tai Fung at the Bellevue Collection, a short walk from Bellevue Downtown Station, Daniel’s Broiler for the top-of-Bellevue-Place steak night, or Nordstrom at Bellevue Square when the errand list is long.

As of September 2026: pets and assistance animals are welcome, and the site publishes no breed or count limits, so ask the leasing team; tours are guided one-on-one walk-throughs booked online, with virtual tours as a backup; the mailing zip is 98005, not downtown’s 98004; and although the leasing site says “Downtown Bellevue,” Arras is east of I-405 in the Spring District.
