Schnitzer West Announces Plans for 19-Story Office Tower at Site of Old Rite Aid Location in Bellevue

Commercial Real Estate Agency, Schnitzer West, recently announced that they are planning a new development in Downtown Bellevue. The building will be located at 120 106th Avenue Northeast.

The project is called “The Arcadian” and will feature 458,000 square feet of rentable office space. It will be 19-stories, with an estimated 5,000 square feet of ground-floor retail space and 1,190 parking spaces.

The building will include different amenities like private conference rooms, executive conference rooms, a Great Room, bicycle storage, and a fitness center with locker rooms. There will also be outdoor terraces for tenants and visitors.

An open-air pedestrian plaza is planned to enhance walkability by connecting 106th and 107th Streets.

“Downtown Bellevue continues to show an increasing demand for desirable, modern office space with amenities that offer an enhanced, worker-friendly experience,” Erik Fagan, senior investment manager at Schnitzer West, said in the release. “The Arcadian is a continuation of Schnitzer West’s 25-year history in Bellevue and will be the company’s sixth office project in the city’s commercial business district, bringing a total of 2.5 million square feet of office development to the area.”

The Arcadian will be within walking distance of public transportation like The Bellevue Transit Center and The Bellevue East Link light rail stations. There will be on-site parking available with approximately 2.5 parking spaces for every 1,000 square feet of space.

NBBJ and BAMO are designing the project. The site is where Rite Aid used to be located. NBBJ filed a land use application in March 2022 for an 18-story office building with street level retail and 4-level of underground parking.

The Arcadian is expected to break ground in late summer or early fall 2023, with a slated completion date of winter 2025.

Schnitzer West is also building a nearby building, The Artise, which is 25-stories of office space the corner of Northeast 8th Street and 106tth Avenue Northeast. Amazon announced that they will be leasing the building. It is expected to open in 2024.
