18-Story Office Tower Submitted to City of Bellevue to Replace Rite Aid Building

Seattle-based architecture firm, NBBJ, recently filed a land use application with the City of Bellevue for a nonresidential structure. It is located at 120 106th Avenue Northeast.

The application filed is for the construction of a new 18-story office building with street level retail. A 4-level underground parking garage is also planned.

The proposed square feet of office space is 490,000. There will be 2,000 square feet of retail space, and 800 parking spots. The development will include terraces, as well as a 5,800 square foot plaza.

The location is known for being the Rite Aid building. The two-story structure is planned to be demolished.

Schnitzer West is the real estate developer. A local family investment group is the owner of the property. Schnitzer West signed a 99-year ground lease with the family.

Previous plans had been submitted by Schnitzer West in 2021 that included a 19-story office tower on the 1.75 acres of land. This proposal included less office space and more retail space.

Construction is currently under way for Schnitzer West’s nearby building, Artise, located at 788 106th Avenue Northeast. The building will be 25-stories with common space, retail uses, and office space. Amazon announced in March 2021 that they were signing a lease with Artise. The building is planned to open in 2024.
