Patrinely Group and Dune Real Estate Partners recently broke ground on their project, Four106. It is located at 320 106th Avenue Northeast. The lot is situated at the southeast corner of Northeast 4th Street and 106th Avenue Northeast.

Plans for the development consist of a 21-story office building. The building will consist of 484,000 square feet of office space and 6,500 square feet of retail space.

Four106 will feature a fully equipped fitness center with shower and locker facilities. The building will be tech-enabled with COVID-friendly amenities like hands-free entries and delivery dispatch hands-free elevators. There will also be EV charging stations, ride-share pavilion, and an extensive bicycle parking facility.

In late January 2022, Patrinely Group and Dune Real Estate Partners purchased the 0.93-acre development site, along with the building design from FANA Group of Companies. They acquired it for a price of $95.5 million, according to King County records.

The design team includes base building architect CollinsWoerman, general contractor Mortenson Construction, and structural engineer DCI. Gensler’s Houston office was recently added to the design m as the interior architect.

Completion of the office building is estimated for late 2024.
