Runberg Architecture Group has submitted a design review proposal to the City of Bellevue for a new residential mixed-use project. This proposed development, known as the 305 108th Ave NE Tower, will feature approximately 355 residential units along with retail space on the first and second levels. The project will also include four levels of below-grade parking.

The project is located at 305 108th Ave NE, Bellevue. It is designed to stand 27 stories tall. It will cover a site area of 34,357 square feet (0.79 acres). The total building area is projected to be around 478,000 square feet.

The building design includes a two-story base that features a glass façade, creating a transparent look that connects interior and exterior spaces. This design allows active uses, like a hotel lobby, to face the open plaza and the street.

On the north side of the plaza, there is a bike room with direct access to the street and bike path. The second floor contains a large amenity deck for residents. Above this base, the structure has four levels of residential units that offer views of 108th Avenue.

The tower features a design that steps back and then shifts direction, resulting in a lighter, glass-like appearance. Its height is highlighted by metal bands that run around the building every four floors. On the South and West sides, the design includes a “zipper deck,” which enhances views of Mount Rainier, the Olympic Mountains, and Puget Sound.

Previously, the site was occupied by commercial office space, which will be demolished to make way for this new development. The property was sold by Fana Group to PGIM and Capstone Partners for $32.5 million. The original plans for this site included a condominium tower called “ParqHouse,” designed to be 34 stories high with luxury units, retail space, and parking.

In 2022, the focus shifted to a 12-story office tower named “305 Office Tower,” intended to offer approximately 194,700 square feet of office space and 354 below-grade parking spaces. However, Capstone Partners decided to transition from this office tower concept to the current residential proposal.

The construction of the new residential tower is planned to occur in a single phase, with a slated start date at the end of 2026. The construction duration is estimated to be between 32 to 36 months.
