A new multifamily development is planned for 11040 Main Street in downtown Bellevue, where a 350-unit residential community is expected to break ground in April 2026.
The project, referred to as “11040 Main,” will be built on a roughly 1.66-acre site located directly across from the recently opened East Main light rail station. The development is being led by Trammell Crow Company, which acquired three parcels on the site for $34 million. The transaction was recorded March 13.
The property, situated between 11040 and 11048 Main Street, was sold by an entity affiliated with John L. Scott Real Estate President J. Lennox Scott. It currently includes a three-story, approximately 56,000-square-foot office building occupied by a John L. Scott real estate office and Advanced Hair Restoration, along with two vacant lots.
Plans call for the site to be redeveloped into a Class A, transit-oriented residential community totaling about 310,800 square feet. The project will include 350 apartment units ranging from studios to two-bedroom layouts, with a portion designated as affordable housing.
The development is designed as a single connected structure featuring two buildings: a six-story component along Main Street and an eight-story section toward the rear of the property. The buildings will be constructed with five levels of wood-frame residential units above a concrete podium, along with multiple levels of below-grade parking.
Project plans include approximately 117,200 square feet dedicated to parking and mechanical space, with around 275 to 278 underground parking stalls for residents. Bicycle infrastructure is also incorporated into the design.
Planned upgrades include widened sidewalks, a dedicated bike lane, new landscaping and street trees, and an approximately 3,000-square-foot public plaza overlooking Main Street and the future park lid over Interstate 405.
According to the project timeline, construction is slated to reach completion in July 2028.
Previous development proposals have been submitted for the site. In May 2023, Holland Partner Group proposed a project known as “Holland Bellevue Main,” which outlined a mid-rise residential podium development with one level of below-grade parking and ground-floor retail space along Main Street. Before that, Wallace Properties had advanced plans for a high-rise development at the location, with VIA serving as the architect.
