Twin 15-Story Office Towers Proposed with Largest Private Park in Bellevue

A major mixed-use office development known as Kanon is moving forward in Bellevue. Plans call for two 15-story office towers built on a shared podium across four parcels near the intersection of Northeast 4th Street and 112th Avenue Northeast.

The proposal includes properties at 222 112th Ave NE, 330 12th Ave NE, 399 114th Ave NE, and 345 114th Ave NE. The site covers about 136,693 square feet (approximately 3.1 acres) and is currently home to three smaller buildings with office, medical office, and gym space.

The application was submitted by Jarod Kurzner of Gensler Architecture on behalf of property owner Robert Wallace. The project is seeking Master Development Plan and Design Review approvals. If approved, construction would take place in two phases on a shared base structure.

In total, the project includes about 642,086 square feet of office space, along with 5,668 square feet of retail and 13,964 square feet of restaurant space. The retail and restaurant spaces would be located on the ground level, while office space would extend up through all 15 floors. Four underground levels would be used for parking and building operations.

The development would provide 960 parking stalls for office, retail, and restaurant use. It would also include 207 bicycle parking spaces, all delivered in the first phase, along with additional visitor bike parking near entrances.

Phase 1 would focus on the southern portion of the site, covering about 89,250 square feet. This phase includes one of the towers, part of the shared base, and four underground parking levels. It would add 313,957 square feet of office space, 4,625 square feet of retail, and 5,786 square feet of restaurant space, along with 593 parking stalls.

Phase 1 would also deliver key public features, including a pedestrian walkway connecting east to west through the site and most of the open space. Plans include a 16,500-square-foot outdoor plaza that will be open to the sky, located in the southwest portion of the site.

According to Kanon’s website, the project will include the most outdoor terrace space in Bellevue, along with what is described as the largest private park in the city.

A temporary open lawn area with walking paths would remain until Phase 2 is completed.

Phase 2 would develop the northern portion of the site. It would add the second 15-story tower and complete the shared podium and underground parking. This phase includes 328,129 square feet of office space, 1,043 square feet of retail, and 8,178 square feet of restaurant space, along with 354 additional parking stalls.

The project is designed so Phase 1 can operate on its own, providing most of the needed access, parking, and public features. Phase 2 would be built later, with timing still being studied by the applicant.

The applicant has requested a 10-year vesting period for the Master Development Plan. The Design Review would have a standard three-year approval period unless extended by a building permit application.

According to the application, the first office tower could open as early as January 2029.

The Kanon project was first proposed by Beam Reach Partners in November 2022. The development would require demolishing the longtime Wallace Properties headquarters building at 330 112th Ave NE, which the company has owned for more than 30 years. Beam Reach leased the land in 2022 and applied for a demolition permit in July 2025.
