12-Story Office Tower Proposed for Bellevue’s Washington Square Superblock

Bevel, a new 12-story office building, is currently under design review with the City of Bellevue, located at 870 106th Avenue NE.

Project applicants are requesting Design Review approval for Phase 1 of the previously approved Washington Square Master Development Project. The proposal includes a 304,590-square-foot office tower that would rise about 180 feet tall in Bellevue’s downtown business district.

The project site covers about 40,888 square feet, with the main building planned on a 28,005-square-foot portion of the property. The site is currently used as a surface parking lot, and there is also an existing two-story building. Part of that building will be demolished to make room for Phase 1 of the project, and the rest will be removed later as part of Phase 2.

The Bevel project is designed as an office building with ground-floor retail located at the intersection of 106th Avenue NE and NE 9th Place. The development will include approximately 246 parking stalls, with garage and loading access provided from a private service road along NE 9th Place.

The site is surrounded by several existing developments. To the north is the Washington Square Residential Condominium Tower, to the east is a structured parking garage, and to the south is a surface parking lot. Other nearby properties within the Washington Square block include The Eight office building, the Hilton Garden Inn, and the 929 Office Tower.

Construction of the Bevel office tower is scheduled to begin in late 2026, with completion anticipated by the end of 2028, pending design review approval and the issuance of required permits.

Architectural design services are being provided by Hewitt and Mithun.

After the office tower is completed, the property will move into a second phase of development. Phase 2 will involve building a residential tower, to be developed by the Fana Group of Companies, which will require removing the remaining structure on the site.
