A determination of non-significance was issued to Wright Runstad & Company, who proposed to construct an office building with retail and parking. The decision included Design Review, Variance, and SEPA Determination. The site is located in The Spring District at 1615 123rd Avenue Northeast.
The project proposed at The Spring District Block 5 is an 11-story office building over six levels of below grade parking and bicycle storage for up to 150 bicycles. The structure contains 530,742 square feet in gross floor area. About 3,839 square feet of ground floor retail and commercial space will be provided at ground level. It will include six levels of below grade parking with 574 spaces.
The site is located at the northwest corner of the intersection of 123rd Avenue Northeast and Northeast Spring Boulevard. This intersection is adjacent to one of the main entrances into The Spring District. The proposed project will have frontage on 123rd Avenue Northeast to the east, 122nd Avenue Northeast to the west, and Northeast Spring Boulevard to the south.
Spring District Block 5 is slated to open in 2023.
The project site is part of Phase 4 of The Spring District Master Development Plan. Wright Runstad & Company have requested design review and variance reviews for improvements located wholly on Block 5A. The Spring District Master Development Plan also includes a similarly sized commercial office project on Block 6A. Development for Block 6A is currently under construction.
Facebook announced that they leased Block 6 in The Spring District in 2019. The office building will be 11-stories with 338,000 square feet of office space.
Wright Runstad & Company developed Facebook’s new headquarters in The Spring District, that was originally planned to be the headquarters for REI. The campus is 400,000 square feet and 6 acres of land. It was purchased by Facebook for $390 million.
