Hines, the development firm behind the HoM District project, formerly known as Main Street Place, has recently taken steps to progress the Bellevue development. Applying for a permit to clear and grade the residential section of the site, the property spans 6.75 acres between Main and Second Streets and 108th and 110th Avenues Northeast.

A Land Use Application submitted to the City of Bellevue describes the HoM District in greater detail. The multi-use project totaling 1.4 million square feet is at the address of 103 110th Avenue Northeast. Currently located on the site are buildings that housed businesses like Office Depot and Toys ‘R Us. All current buildings will be demolished.

In response to city requirements and in line with comprehensive plan goals, the development will integrate essential amenities such as a separate bike lane, planter strip, and wide sidewalk. The bike lane, extending 7 feet into the right-of-way from the back of the curb, aims to increase safety and accessibility.

A key objective of the HoM District is to establish a multi-use pedestrian and vehicular connection along Main Street, connecting the new Sound Transit station with Downtown Bellevue. The light rail station is planned to open in April 2024.

Plans for Phase 1A of the HoM District project include the development of 350 multifamily dwelling units across two mixed-use residential buildings, as well as retail, restaurant, and grocery spaces.

Looking ahead to Phase 1B, plans call for the integration of office, retail, and restaurant spaces, with a below-grade parking garage accommodating approximately 528 parking stalls.

Benenson Capital Partners owns the land where this project is planned to be developed. Real Estate developer, Hines, has a long-term lease on the property.

  1. Today, April 17, I heard that the small condo complex that is west of the QFC in Bellevue, has been sold ? and that they will be demolished and a new QFC will be built on that site, and this would not take place for two
    years! I have not seen any indication that all those condos were sold – is any of this true or just a pipe dream
    of someone!!!
