New High-Rise Proposal Submitted for Former Sushi Maru Site in Bellevue

Su Development has submitted a revised proposal for the site previously occupied by Sushi Maru in downtown Bellevue. The updated plan, named 205 Tower, outlines the construction of a high-rise residential building at the northwest corner of NE 2nd Street and 105th Avenue NE.

The proposed development consists of a 23-story multi-family residential tower above a five-story podium. The project includes 164 residential units and approximately 5,000 square feet of retail space. The design incorporates integrated parking, active retail frontages, and public spaces aimed at contributing to Bellevue’s urban core.

Two design concepts are being explored. The first concept draws on the natural interaction between water and land, highlighting the contrast between Bellevue’s urban landscape and the adjoining park. The second concept is based on the characteristics of Pacific Northwest stone outcroppings, incorporating a prominent vertical element that extends upward.

This proposal follows a previous submission by Su Development, which detailed a different plan for the site. The earlier version included 170 residential units, with up to 20% designated as affordable housing, 150 parking stalls, and over 10,000 square feet of retail and restaurant space.

The site was purchased in the summer of 2021 by a Bellevue-based private investor associated with Royal 205 LLC for $14.6 million, according to King County records. Before this, the property was owned by Bosa Development, which had planned a 21-story tower named “Zeyda”. That project proposed 77 residential units, including five affordable units, along with retail and lobby spaces. Bosa Development had acquired the lot in 2018 for $11 million.

Sushi Maru, which previously occupied the location, closed in July 2018 after operating for nine years. The restaurant was known for its conveyor belt sushi.
