AvalonBay’s mid-rise on the Bellevue Way block between NE 2nd and NE 4th — 368 homes stacked over the downtown Safeway, kitty-corner from Bellevue Square, and the first of the new-generation downtown rental buildings when it opened in 2008.
Avalon Meydenbauer fills the block on the east side of Bellevue Way between NE 2nd and NE 4th streets — the corner DBN described in 2007 as kitty-corner to Bellevue Square — with 368 apartment homes over a street-level retail base anchored by Safeway. AvalonBay owns and leases it. Per the King County Assessor the homes run seven stories and break down into 78 studios, 174 one-bedrooms, 93 two-bedrooms and 23 three-bedrooms, which makes it the family-sized option among AvalonBay’s three downtown buildings: Avalon Towers Bellevue at Bellevue Way and NE 10th is the high-rise, and Avalon Bellevue at NE 10th and 110th is the older, smaller low-rise.
DBN watched it rise. In June 2007 we reported that the Avalon Meydenbauer apartments were taking form on the block with Safeway building its new store below, and in January 2008 we announced it ready for move-in, the first of a wave of downtown rental buildings. Safeway moved across the street from its 1963 store into the 55,000-square-foot space below that June. The storefronts have turned over steadily since — Subway and CeFiore came and went, Museum Quality Framing moved in from Park Row in 2023, and in January 2026 DBN reported that Salt & Straw would open its first Bellevue scoop shop at 10415 NE 4th, in the former Starbucks pickup store at the building’s base.

What It’s Like
This is the grocery-run corner of downtown: Safeway’s lot and entrances keep NE 4th and Bellevue Way busy through the day and all weekend, and holiday traffic around Bellevue Square spills onto the same intersection. In return the building sits between the Collection and Downtown Park, with Lincoln Square across the street. It is a seven-story mid-rise rather than a tower, so the pitch is location and space — three-bedrooms are rare downtown — rather than skyline views.
