Avenue Bellevue in Downtown Bellevue.
365 condominium homes in two towers over the InterContinental Bellevue at Bellevue Way and NE 8th — Fortress Development’s billion-dollar project, owned by a Silverstein affiliate since 2024, holder of the state’s condo price record, and relaunching as Nobu Residences in late 2026.
Avenue Bellevue is the two-tower condominium-and-hotel complex on the block north of Bellevue Square, bounded by Bellevue Way, NE 8th, 103rd Ave NE and NE 10th: 365 homes split between the Residences, 224 of them in the west tower at 889 Avenue Square NE, and the Estates, 141 homes in the south tower at 838 Avenue Square NE stacked above the 208-room InterContinental Bellevue, which opened in July 2024. Weber Thompson designed it with CollinsWoerman, HBA did the interiors and JTM built it; some 85,000 square feet of retail wraps the base and a 790-stall garage sits under all of it. It is the most expensive condominium address in the state: a 4,781-square-foot Estates penthouse sold for $14.35 million in July 2023, the highest condo price and price per square foot ever recorded in Washington. And in May 2026 it became something else again, when Nobu announced it would put its name on both towers.
Andy Lakha’s Fortress Development spent close to a decade on the project, closing a $700 million construction loan from Silverstein Capital Partners in April 2021 and finishing the hotel and homes in 2024. In September 2024, two months after the InterContinental opened, ownership passed to a Silverstein affiliate under a developer-lender agreement. Silverstein relaunched sales in March 2025; by May 2026 DBN reported about 35 percent of the homes sold. The retail proved harder: Salt & Straw and Joshua Skenes’s Angler both pulled out in early 2025 and the furniture showroom Brume closed that September, while Jo Malone, Fleur Studio and Refine Beauty Salon stayed. Then, on May 26, 2026, Silverstein and Nobu announced the towers would become Nobu Residences — the brand’s first in the United States — with a 10,000-square-foot Nobu restaurant in the anchor space in 2027 and a relaunch slated for late 2026.
Against One Lincoln Tower above The Westin, Bellevue Towers on 106th and Bosa’s One88 down Bellevue Way, Avenue is the newest, the priciest and the only one still selling from the developer, with the hotel-services model One Lincoln pioneered and a brand about to be attached. See how it compares in our guide to every downtown Bellevue condo building.

Getting Around & Living Here
The complex takes up a whole block on Bellevue Way, so it is hard to miss; the notes below are for visitors, house-hunters and hotel guests.
Getting There & Parking
- Drive: Residents park in the 790-stall garage under the complex, shared with the hotel and the retail; stalls per home are not published and are spelled out in each contract or listing. The building publishes no visitor-parking arrangement, so showings are arranged through the sales team or your agent; the hotel has its own entrance at 850 Avenue Square NE.
- Light rail: 2 Line to Bellevue Downtown Station, then about four blocks west along NE 8th Street to Bellevue Way — see our light rail guide
- On foot: Bellevue Square is one block south across NE 8th; Lincoln Square, the Hyatt Regency, 13 Coins and Black Bottle are across Bellevue Way; Downtown Park is about six blocks south down Bellevue Way.
What It’s Like
This is the busiest corner of downtown — Bellevue Way at NE 8th, with Bellevue Square’s traffic on one side and the hotel’s arrivals and event traffic on the other. The two towers pitch to two different buyers: the Residences to owners who want a full amenity floor, a dog wash and a concierge, the Estates to owners who want room service and housekeeping from the InterContinental downstairs. Homes here run from 959 to 4,725 square feet, and the building is still mostly developer inventory, so buying means dealing with the sales team as much as with a listing agent.
What’s Nearby
The hotel is in the building, and the rest is across the street: InterContinental Bellevue is the hotel under the Estates tower, for visiting family, 13 Coins is across Bellevue Way at NE 8th, or Black Bottle is across Bellevue Way toward NE 10th.
Good to Know
The name is in transition. The May 2026 announcement has been reported as Nobu Residences, Nobu Bellevue Residences and, in DBN’s August 2026 market report, Nobu Estates and Residences; the relaunch is slated for late 2026 and the sales site still calls the building Avenue Bellevue, so confirm the current branding with the sales team. Sources also disagree on the towers’ story counts — the architect and the press coverage differ by a floor on each tower — so this profile prints none. Three addresses: 889 Avenue Square NE is the Residences, 838 the Estates, 850 the hotel, and the city and press use 10300 NE 8th St for the whole project. No owners-association site is public; dues, rental rules and pet policy come from the sales team or your agent. The retail lineup has changed repeatedly since opening, so check before assuming a shop from an older story is still there.

Fortress Development built it with Weber Thompson and CollinsWoerman as architects, HBA on interiors and JTM Construction as general contractor; the InterContinental opened in July 2024 and the homes were occupied from that year. Sources disagree on the towers’ story counts, so DBN does not print one.
What is the difference between Avenue Bellevue and Nobu Residences?
The same buildings. In May 2026 owner Silverstein Properties and Nobu announced that both residential towers would be rebranded Nobu Residences, Nobu’s first residences in the United States, with a 10,000-square-foot Nobu restaurant to open in 2027. The relaunch is slated for late 2026; as of September 2026 the towers are still sold and addressed as Avenue Bellevue, and the exact final name has appeared in more than one form.
Is parking included at Avenue Bellevue?
Residents park in the 790-stall garage under the complex, which also serves the hotel and the retail; how many stalls come with a given home is not published and is spelled out in each contract or listing. The building publishes no visitor-parking arrangement, so arrange showings through the sales team or your agent.
How do I find condos for sale at Avenue Bellevue?
Most homes are still developer inventory: DBN reported in May 2026 that about 35 percent had sold since the March 2025 sales relaunch, with immediate occupancy. Jason Foss, a Bellevue broker who specializes in downtown condominium buildings and sponsors this page, tracks both developer releases and resales here; the developer’s sales site is liveatavenue.com.
