One88 in Downtown Bellevue.
Bosa Development’s 21-story glass tower at Bellevue Way and NE 2nd: 147 condominium homes finished in 2020 and sold out by 2021, with an indoor saline pool upstairs and Shiro Kashiba’s omakase counter in the podium.
One88 is the glass tower on the southeast corner of Bellevue Way NE and NE 2nd Street: 21 stories and 147 condominium homes at 188 Bellevue Way NE, built by Vancouver’s Bosa Development and finished in the fall of 2020. It was the first new condominium high-rise downtown in nearly a decade when it broke ground in September 2017 — nothing of the kind had gone up since Bellevue Towers opened in 2009 — and it sits on the block that joins the two halves of downtown life. Downtown Park is across Bellevue Way, Old Main and its restaurants are two blocks south, and Bellevue Square is one block north. Hossein Amanat’s Amanat Architect designed the tower and Hirsch Bedner Associates did the interiors; the podium holds HSBC, Semicolon Cafe and Takai by Kashiba, Shiro Kashiba’s 40-seat omakase room.
The sales story was fast. Bosa released pricing in December 2017, from $900,000 to $6 million for homes of 750 to 2,900 square feet, and by May 2018 the building was 87 percent pre-sold — more than 70 percent of it to Puget Sound buyers and about a third to people who had owned in another Bosa building. In June 2018 penthouse 2104, 2,948 square feet with three bedrooms, went pending at $5,652,500, roughly $1,917 a foot and a Bellevue record at the time. Completion slipped from spring to fall 2020 with five homes left, and Bosa announced the sell-out in August 2021. The developer bought the Sushi Maru corner lot across the street for $11 million in 2018 and sold it for $14.6 million in 2021, then paid $36 million for 201 Bellevue Way NE, now the site of Park Row, a 22-story, 143-home second tower with sales opening in 2026.
Against the older towers — Bellevue Towers on 106th, One Lincoln Tower above The Westin — One88 sells on post-2020 construction and the Downtown Park address; Park Row across the street and the Avenue residences at NE 8th are the other new-build options. See how it compares in our guide to every downtown Bellevue condo building.

Getting Around & Living Here
Bellevue Way at NE 2nd is one of the easiest corners downtown to reach on foot; the notes below are for visitors and house-hunters.
Getting There & Parking
- Drive: Residents park in the secured multi-level garage under the tower; the application filed with the city listed 132 stalls, and stall assignments are spelled out in each listing. Visitors and showings use street parking on NE 2nd or the public Bellevue Square garages a block north.
- Light rail: 2 Line to Bellevue Downtown Station, then west along NE 6th and south down Bellevue Way to NE 2nd, roughly a 15-minute walk — see our light rail guide
- On foot: Downtown Park is across Bellevue Way; Old Main’s restaurants start two blocks south at Main Street; Bellevue Square is one block north at NE 4th, with Lincoln Square beyond it.
What It’s Like
This is the seam between Old Main and the Collection, and the building reads that way: Bellevue Way carries the mall traffic, while NE 2nd toward the park is quiet. West-facing homes look across Downtown Park toward Lake Washington, and the fifth-floor terrace was landscaped for that view. It suits buyers who want new construction and full amenity floors without living inside the Lincoln Square hotel-and-mall complex — and, judging by Bosa’s own sales figures, a fair number of repeat Bosa owners.
What’s Nearby
The podium and the two blocks around it cover most evenings: Takai by Kashiba is downstairs in the One88 podium, Cantinetta is two blocks south on Main Street, or Cactus is on the second level of Bellevue Square, a block north.
Good to Know
There is no public owners-association website, and Bosa’s project page is a developer archive, so listings and your agent are the source for HOA dues, rental rules and pet policy. The tower uses several street addresses: 188 Bellevue Way NE for the residences, 196 for HSBC, 170 for the bay next to Takai, and 10451 NE 2nd St for Semicolon Cafe. That 170 Bellevue Way bay has turned over — Sevid Beauty opened there in 2022, rebranded as Medspa of Seattle in 2024 and closed in October 2025, when DBN found it vacant and listed for lease. Early coverage cited 143 homes; the built count is 147.
