Washington Square

Washington Square is the pair of condominium towers on NE 9th Place, one block east of Lincoln Square, that Wasatch Development Associates finished in the fall of 2008: 351 condominium homes in twin high-rise towers at 10610 and 10650 NE 9th Pl, plus 26 three-level townhomes at their feet, 377 homes in all over a five-level garage of more than 700 stalls. CollinsWoerman designed it and DCI Engineers did the structure, in post-tensioned concrete behind a low-E curtain wall. The name is shared with the 10.5-acre superblock around it, bounded by NE 8th and NE 10th streets and 106th and 108th avenues, which Eugene Horbach spent some 17 years assembling and which the towers were meant to start filling. A 24-hour concierge, a fitness center, spa and massage rooms, a movie theater, a courtyard and a dog run make it, with Bellevue Towers, one of the two big two-tower condo projects that opened downtown as the recession hit.

BV Holdings bought the site from Horbach’s estate for $30 million in September 2002; Wasatch broke ground in 2005 and delivered the towers in 2008 as the first phase of a multi-tower plan that then stalled. Sales opened in late 2007, and the developer was still selling homes in 2015. The coverage since has followed the building’s odd corners: a townhome with a private elevator into its own garage listed at $1.27 million in 2017, and a 24th-floor penthouse made from two combined homes listed at $3.5 million in 2020. Between 2010 and 2024 the owners association also ran a building-envelope renewal program with RDH Building Science covering waterproofing, balcony recoating, curtain-wall sealing and garage-slab repairs, about $8.7 million of work in all. The superblock, meanwhile, is moving again: in September 2025 the city approved a 12-story office building and a 27-story residential tower for its south-west corner.

Against Bellevue Towers on 106th, One Lincoln Tower above The Westin and the Avenue towers up on Bellevue Way, Washington Square is the full-service building a block off the Collection rather than in it, with townhomes no tower downtown can offer. See how it compares in our guide to every downtown Bellevue condo building.

“The 2008 towers that were supposed to be the first of many on the superblock — seventeen years on, the rest of the block is finally catching up.” — DBN Editors

Washington Square Through the Years on DBN

DBN has reported on downtown Bellevue since 2005. This is Washington Square’s story as we covered it, as it happened.

June 2015

Prices Increased on 19 Washington Square Condominiums

Seven years after first sales began in late 2007, the original developer was still selling: 19 homes priced from $628,000 to $979,000 were marked up 4 to 5 percent, a sign the post-recession market had turned.

December 2017

Two Story Townhome with Private Elevator at Washington Square Listed for $1.27M

In a holiday week with four homes on the market downtown, three were at Washington Square; the standout was an 1,880-square-foot townhome whose private elevator ran into its own two-car garage.

September 2020

24th Floor Penthouse at Washington Square in Bellevue Lists for $3.5M

Two condos combined into a 2,771-square-foot penthouse with a wrap-around patio listed at $3.5 million; it had last sold in 2015 for $1.5 million.

May 2021

Home of the Month: One of Downtown Bellevue’s Favorite High-Rises, $899K

A 1,008-square-foot one-bedroom with a den in Tower 1, two parking stalls and two storage units, at $899,000 — and a note that the building’s rental cap had not been met.

September 2025

Washington Square Project Moves Forward with New Office and Residential Towers

The city approved a new master development plan for the superblock’s south-west corner: a 12-story office building first, then a 27-story residential tower of 350 to 440 homes, replacing an earlier hotel-and-office plan.

Washington Square
Location

Getting Around & Living Here

NE 9th Place is a short street between 106th and 108th, a block off the Collection; the notes below are for visitors and house-hunters.

Getting There & Parking

  • Drive: Residents park in the secured five-level garage under the towers, more than 700 stalls in all; stalls per home vary, and each listing spells out its own. The building does not publish visitor-parking details, so visitors and showings check in with the 24-hour concierge. Top Pot and the retail at 10600 to 10608 NE 9th Pl front the same street.
  • Light rail: 2 Line to Bellevue Downtown Station, then about three blocks north-west, up 108th Ave NE to NE 9th Place — see our light rail guide
  • On foot: Lincoln Square and Bellevue Square are one block west across 106th; Daniel’s Broiler is on the adjacent block at NE 8th; Paris Baguette is across 108th; Downtown Park is about five blocks south-west; the Hilton Garden Inn shares the superblock on the NE 10th side.

What It’s Like

NE 9th Place is a short street inside the superblock, so the towers sit a block off NE 8th’s traffic rather than on it, with the Collection’s crowds a block west and a doughnut shop at the door. The homes that get attention in DBN’s coverage are the ones with a story: townhomes with private elevators into their own garages, and the combined penthouses on 23 and 24 that the 2020 listing described as having city views from every room. It suits buyers who want a full concierge building without living inside the mall — and, for the next few years, buyers who can live with construction, since the south-west corner of the block is approved for a 12-story office tower and a 27-story residential tower, with timing for the residential phase not yet set.

What’s Nearby

The Collection is a block away, but you need not go that far: Daniel’s Broiler is on the adjacent block at NE 8th, Din Tai Fung is a block west in Lincoln Square, or Paris Baguette is across 108th for the morning.

Good to Know

The association site the Bellevue Downtown Association lists, washingtonsquareliving.com, did not resolve when DBN checked in September 2026, so listings and your agent are the source for dues, the rental cap (a 2021 listing said it had not been met) and pet rules. Two addresses: Tower 1 is 10610 NE 9th Pl, Tower 2 is 10650, and the HOA calls itself Washington Square Towers. Sources disagree on the basics — 377 homes (DBN, the concrete contractor) against 379 (Wikipedia, RDH), and five different answers on how tall the towers are — so this profile prints the count DBN has used since the building opened and no story count at all. Washington Square is also the name of the whole superblock and its future office and residential towers; the condos are only the two towers and townhomes on NE 9th Place.

The building does not publish visitor-parking details; check in with the concierge.

How do I find condos for sale at Washington Square?
