A major new office development proposed for downtown Bellevue is currently under design review, as plans move forward for a multi-phase project at 112th Avenue Northeast and Main Street.
The project, known as Belle Vista and located at 100 112th Ave. NE, is a resubmittal of a previously approved design review and is now undergoing further evaluation as part of the city’s approval process.
The proposal spans an entire downtown block between 112th Avenue NE, Northeast 2nd Street, 114th Avenue NE, and Main Street. The site has already been cleared, with previous buildings demolished. The property was previously home to the Sheraton Hotel, Bellevue Grill, and Azteca.
If approved, the project would bring four office towers to the site, built in two phases. The first phase would include two 14-story buildings on the southern portion of the property, followed by a second phase with two additional towers—one 14 stories and one 13 stories—on the northern portion.
In total, the development would add more than 1 million square feet of office space, along with ground-floor retail and restaurant space. Plans also include underground parking for approximately 2,100 vehicles.
Construction would take place in phases, with the first phase potentially beginning as early as 2026 and continuing through 2030. The second phase would follow after completion of the first.
The design emphasizes a more pedestrian-friendly environment, with open public spaces, landscaped plazas, and seating areas. Retail and restaurant storefronts are planned along 112th Avenue NE to activate the street level.
The proposal also includes a pedestrian pathway running through the block, connecting 112th Avenue NE to 114th Avenue NE, along with covered walkways, lighting, and landscaping.
According to public records, Tishman Speyer acquired the site from PMF Investments in early 2021 for $152.5 million.
