A townhome development planned for two parcels on Northup Way in Bellevue’s BelRed neighborhood has been significantly downsized, with the developer now seeking city approval for 36 units rather than the 91-unit project originally filed.
The City of Bellevue has issued a re-notice for the Design Review, Master Development Plan, and Critical Areas Land Use permit application covering the properties at 12727 and 12729 Northup Way.
The application was first submitted on October 5, 2023, at which point it called for a 16-building, 91-unit townhome community. The updated proposal, now known as SpringVue Townhomes, reduces the project to 36 units.
Site and Location
The project site spans 2.67 acres, and is currently occupied two one-story business park buildings, averaging about 22,000 square feet each, with surface parking covering roughly two-thirds of the property.
The site sits about three blocks from The Spring District and is described in project materials as being within walking distance of the planned Spring District East Link light rail station.
Part of a Broader Vision for BelRed
Project materials describe SpringVue as intended to offer views of both downtown Bellevue and the Spring District, and frame the development as consistent with the city’s broader push to convert the formerly industrial BelRed area into a walkable, mixed-use district. The current plan calls for six townhome buildings on the site.
American Capital Group’s Other Bellevue Projects
The applicant behind SpringVue Townhomes, American Capital Group, has also recently filed two other development applications in Bellevue’s neighboring Wilburton neighborhood.
The company proposed an eight-story, 378-unit mixed-use building called Brierwood Apartments at 12001 NE 12th Street, on the site of the aging Brierwood Center strip mall.
American Capital Group also recently filed plans for an 11-story, 449-unit building at 120 116th Ave NE, on the site of the former AutoNation Chrysler Dodge Jeep Ram dealership.
Both the SpringVue reduction and the two Wilburton proposals reflect continued development activity in the BelRed and Wilburton corridors as the areas continue to transition toward denser, transit-oriented neighborhoods near Bellevue’s East Link light rail stations.
