
The High Street Residential project at 11040 Main Street has received Design Review approval from the City of Bellevue. The development will replace an existing three-story office building, originally built in 1979, with a new multifamily project consisting of 351 residential units.
The proposal includes approximately 310,800 square feet of market-rate and affordable housing, along with 117,200 square feet of below-grade parking and mechanical space.
The project will be built as a single connected structure made up of two parts. One section rises eight stories at the rear of the site, while the other section rises six stories along Main Street. Both sections share one podium level and three underground parking levels.
A total of 290 parking spaces will be included, with 288 serving residents and two for retail use. In addition, 41 bicycle parking stalls are planned, with six located outside near the private driveway and 35 in a secured enclosure on level 2.
The plan also includes improvements to the public right-of-way. A new bike lane dedication will be added along Main Street, sidewalks will be widened, and new landscaping and street trees will be introduced.
A 3,035-square-foot outdoor plaza is proposed at the southwest corner of the site, with about half of it open to the sky. The design also features a central private courtyard for residents and a through-block vehicular connection along the western boundary of the property.
Residential use will make up the majority of the project, with unit types ranging from studios to two-bedroom apartments. Five of the units will be affordable housing, spread across the first three levels of the building. A small 448-square-foot retail space will front Main Street, offering additional activation along the street.
The three-parcel site is currently occupied by John L. Scott in a 38,898-square-foot office building with surface parking. It will be demolished and replaced by the new project as the company relocates to a new office.
The project is located near the Bellevue Downtown light rail station and transit center, and about 800 feet north of the East Main light rail station on Bellevue Way.
















There is no light rail station on Bellevue Way.
All this is great. We need affordable housing for Seniors ranch style, and working class families in Safe Neighborhoods.
351 residential units, 288 parking spaces for residents. Street parking is going to get really rough in that area.
