Plans emerge for 19-story office tower for 400 108th Avenue Northeast.

Design Review approval has been submitted to the City of Bellevue for an office tower on 108th Avenue Northeast. The address is 400 108th Avenue Northeast, also known as the Washington Federal building.

Plans include a 19-story office tower that is 323 square feet tall. It will include ground floor amenity spaces, an outdoor plaza, and 670 underground parking spaces.

We reported in August 2020 that Clarion Partners, a real estate investment group based out of New York, had submitted plans to the City of Bellevue for a 17-story office tower that was planned to be 250 to 270 feet tall. They have since updated the project details.

According to documents, the goal of the project is to transform the building into a new tower that supports a rich, urban experience for Downtown Bellevue pedestrians, bicyclists, and workers.”

Washington Federal Bank sold their corner property in 2019 for $53.5 million. In 2019, it was estimated to be the highest dollar amount that anyone had ever paid for a downtown property per square foot.

Boutique real estate firm, KG Investment Properties, is the co-developer for the project. The architect for the project is ZGF.

Construction is slated to begin in early 2022, with a slated completion date of June 2024.
