Developer Seeks Demolition Approval for 1.1M Sq. Ft. Mixed Use Project in Bellevue

Real estate developer, Tishman Speyer, recently applied for Land Use Approval through the City of Bellevue. The company is looking to demolition the existing structures on the site of 100 112th Avenue Northeast.

Three existing buildings are currently on the site. These include Sheraton Hotel (102,500 sq. ft.), Bellevue Grill (7,250 sq. ft.), and Azteca (12,550 sq. ft.). The demolition of these would ensure public safety and downtown livability.

The checklist for the City of Bellevue was prepared on March 17, 2023. The applicant, Belle Vista Owner LLC, put this proposal together for demolition only. It does not include the development thereafter.

Plans were submitted in 2021 to the City of Bellevue for Belle Vista Place. The development includes four-buildings, which are planned to be built in two phases. There will be two towers built in each phase.

The first phase will have almost 500,000 square feet of office space, and 27,000 square feet of retail space. The second phase will have approximately 457,00 square feet of office space, and over 12,000 square feet of retail space.

The project is over one million square feet of space. Each building will be 14-stories and just over 220 feet tall. According to documents, there will be room for up to an estimated 6,400 employees.

Henning Larsen is the design architect for the project. The Danish architecture firm was founded in Copenhagen and has offices worldwide.

Tishman Speyer acquired the property from PMF Investments in earlier 2021 for $152.5 million, according to public records.
