
A residential project known as North of Main is currently under review by the City of Bellevue for Design Review approval. The proposed eight-story development would bring 176 market-rate residential units, 10,363 square feet of ground-floor commercial space, and 154 parking stalls to the corner of Main Street and 103rd Avenue NE.
The project is being developed by Vander Hoek Corporation, an independent, family-owned real estate development and property management company. The site currently houses several small businesses, including Lavender Spa, Matcha Magic, Araya’s Place, and Glassybaby.
Initially, plans submitted to the city in February 2024 outlined a two-phase construction schedule. However, updated documents show that the project will now be completed in a single phase.
The development, located in Old Bellevue, covers approximately 31,148 square feet (0.71 acres). All floors above the ground level will be dedicated to housing and residential amenities. The building’s design includes balconies, Juliet balconies, and decks, with a rooftop outdoor space at the southwest corner for residents to enjoy views of the surrounding neighborhood.
At the street level, the project will feature a residential lobby on 103rd Avenue NE and retail storefronts along both 103rd Avenue NE and Main Street, aimed at enhancing pedestrian activity in the area. The project architect is Weber Thompson, a Seattle-based architecture firm known for urban residential and mixed-use design.
Currently, the site includes 13,045 square feet of retail, 3,897 square feet of restaurant space, and 6,212 square feet of office space. All existing structures will be removed for redevelopment.
The project is undergoing formal Design Review and has not yet been approved. No construction timeline has been announced.
