Uber Technologies Inc. has signed a major office lease in downtown Bellevue, securing approximately 170,000 square feet in the Four106 office tower at 380 106th Ave. NE, according to an announcement from building owners Patrinely Group and Dune Real Estate Partners.
The deal is among the largest office leases completed in Bellevue in recent years and significantly expands Uber’s overall footprint in the region. With this addition, the company now occupies more than 285,000 square feet across Bellevue and Seattle.
Four106, a 485,000-square-foot office tower completed in 2025, is located roughly half a mile from Bellevue’s downtown light rail station. As new office development has slowed, the building is one of the few in the downtown core still offering large blocks of available space.
City permitting records show tenant improvements are already underway, with construction activity planned for at least two floors. Gensler is listed as the project designer.
Additional large tenants may soon join the building. Databricks Inc. has been in discussions to lease a significant portion of the remaining space.
The lease also reflects a broader shift in Bellevue’s office market. The city has historically been anchored by a small group of major employers, including Microsoft and Amazon. In recent years, however, a growing number of technology and artificial intelligence companies—many without a prior presence on the Eastside before 2020—have entered the market or expanded locally. That diversification is contributing to a more balanced demand base, with leasing activity no longer concentrated among just a few large tenants.
At the same time, the availability of large, high-quality office spaces has begun to tighten. Since mid-2024, the number of full-floor options on the market has declined by roughly 15%, reducing the number of move-in-ready spaces available to companies seeking large footprints, particularly in newer, amenity-rich buildings.
Four106 includes amenities such as a fitness center, locker rooms, and a lobby coffee bar. Dining options nearby include Mendocino Farms, located adjacent to the building.
Construction activity at the tower is ongoing as tenant buildouts continue.
