Bellevue Office Tower Reaches Full Height After Two Years of Construction

FOUR106 Office Tower in Bellevue

The Four106 office tower at 320 106th Avenue Northeast has reached its full height in downtown Bellevue. Construction began two years ago. In July 2022, Patrinely Group and Dune Real Estate Partners broke ground on their project at the southeast corner of Northeast 4th Street and 106th Avenue Northeast.

The project is a 21-story office building, consisting of 484,000 square feet of office space and 6,500 square feet of retail space. Amenities include a fully-equipped fitness center with shower and locker facilities, hands-free entries, EV charging stations, and delivery dispatch hands-free elevators. There is also a ride-share pavilion and bicycle parking facility.

In January 2022, Patrinely Group, in partnership with affiliates of Dune Real Estate Partners, acquired the 0.93-acre development site and the building design from FANA Group. The purchase, including the property and plans, was $95.5 million, according to King County records.

CollinsWoerman states that the building is designed to maximize views of Mt. Rainier and Meydenbauer Bay.

The design team includes base building architect CollinsWoerman, general contractor Mortenson Construction, and structural engineer DCI. Gensler’s Houston office is the interior architect.
