A new high-rise project is moving forward at the site of the former Sushi Maru restaurant in downtown Bellevue. The proposed development, called 205 Tower, has recently applied for Design Review approval with the City of Bellevue.
Located at 205 105th Avenue NE, the proposal would redevelop a long-vacant restaurant property into a 24-story mixed-use residential tower. The project includes 141 apartments, 5,000 square feet of ground-floor retail space, and 120 parking stalls on a 0.41-acre lot. Construction is expected to begin in fall 2026, with no plans to build in separate phases.
The tower will feature five stories of above-ground parking and a partial basement. Of the 141 apartments, 29 will be affordable units for households earning up to 80% of the area median income (AMI). The ground floor will include three retail spaces to help create a more active, walkable streetscape.
The site sits at the corner of 105th Avenue NE and NE 2nd Street, where Sushi Maru once operated. The restaurant has been closed for several years, and the lot is currently being used for surface parking.
Su Development, a Bellevue-based design-build firm, is leading the project, with MZA serving as the design architect.
According to King County property records, the site was purchased in summer 2021 by a Bellevue-based investor associated with Royal 205 LLC for $14.6 million.
The previous owner, Bosa Development, had acquired the property in 2018 for $11 million and once proposed a 21-story tower called “Zeyda”, which planned 77 residential units—five of them affordable—along with retail and lobby spaces.
The 205 Tower site is located across from One88, Bosa’s completed 21-story condominium tower that features high-end residences and ground-floor retail, including Semicolon Café, Takai by Kashiba, and Hästens.
