A 27-story mixed-use residential tower has been approved at 205 105th Avenue NE in downtown Bellevue, on the corner lot where Sushi Maru operated until 2018.
The City of Bellevue has granted Design Review and Variance approval for the project, called 205 Tower, a final decision. The approved building is three stories taller than the version reported in October 2025. Su Development, a Bellevue-based design-build firm, is leading the project, with MZA as design architect.
The site covers roughly 0.41 acres at 105th Avenue NE and NE 2nd Street, in the Downtown City Center South neighborhood. A vacant single-story restaurant still stands on the property, which is being used as a surface parking lot, and will be demolished.
What the Tower Will Hold
The approved plans call for 142 dwelling units, eight of them affordable housing, along with 4,440 square feet of commercial space split between the ground level and the second story. Parking will total 123 stalls within the podium.
The site plan also includes an open space plaza and street frontage improvements. Vehicles will enter and exit through a single driveway on 105th Avenue NE.
Design and Materials
The application describes an exterior built from concrete, metal and glass, with the design emphasizing durability, refinement and connectivity to the surrounding blocks.
Eight Affordable Units, Down From 29
The approved building designates eight of the 142 apartments as affordable. The version reviewed in October 2025 set aside 29 units for households earning up to 80% of area median income, and Su Development’s first submission in December 2024 proposed up to 34 affordable units, roughly 20% of the building.
How the Proposal Changed
Su Development has reworked the building repeatedly since December 2024, when it proposed 25 stories with 170 units, 150 parking stalls and more than 10,000 square feet of retail and restaurant space. A revised proposal in March 2025 cut that to a 23-story tower above a five-story podium with 164 units, and by October 2025 the plan stood at 24 stories, 141 apartments, 120 parking stalls and about 5,000 square feet of ground-floor retail. The developer sought a design variance in February 2026 tied to the required depth of that retail space, and portions of the current application still list the 24-story, 141-unit version.
From Conveyor Belt Sushi to Surface Parking
Sushi Maru, known for its conveyor belt service, closed in July 2018 after nine years at the address. Bosa Development bought the property that year for $11 million and won design approval for Zeyda, a 21-story tower with 77 units, five of them affordable. Bosa sold the site in summer 2021 for $14.6 million to a private investor associated with Royal 205 LLC. The lot has held parked cars since.
Construction Timing
The application estimates construction starting in fall 2026, with no plans to phase the work.
Nearby Development
The tower will sit across the street from One88, the completed 21-story Bosa condominium building whose ground floor holds Semicolon Café, Takai by Kashiba and Hästens.
A block west on the same street, Bosa is building Park Row, a 22-story condominium tower with 143 residences at 10465 NE 2nd Street, on the southeast corner of Bellevue Downtown Park. Bosa announced the project in September 2025, with Amanat Architect designing it and a strip mall coming down to make room. Sales opened in September 2026, with prices starting in the $800,000s and nearly 25,000 square feet of amenities planned.
Two blocks southwest, SRM Development’s 376-unit project at 12 Bellevue Way SE has cleared design review and the businesses on that corner have closed ahead of construction. In Old Bellevue, home furnishing shop Veritables announced in September 2026 that it will close as Vander Hoek’s North of Main redevelopment advances. To the north, Wallace Properties is advancing a four-building redevelopment of the strip mall that holds Panera Bread at 106th Avenue NE and NE 12th Street.
